What actually moves the price

Concrete condition

Cracks, spalling, pitting, and old failing coatings all need repair or removal before anything goes down. Two garages the same size can price very differently because of this, and it is why we will not quote a floor we have not walked.

Moisture in the slab

Some mountain slabs push moisture up from below, which will lift a coating over time. Where we find it, we install a moisture vapor barrier (MVB) system that carries its own moisture-related warranty. It adds cost, and it is the difference between a floor that lasts and one that peels.

System and topcoat

Every floor we install is fully mechanically ground, base coated, broadcast to refusal with vinyl flake, and sealed with a UV-stable polyaspartic topcoat. Custom flake blends and heavier build coats sit at the upper end of the range.
